Mitir Patel/Sell
Sell your Chicago apartment building.
Two- to twelve-unit buildings on the North and West Sides are what I sell. Send me the address and the rent roll and you get a written opinion of value with the comparable sales it is built on — not a number over the phone. No cost, no listing agreement, no obligation.
Counts come from my MLS closing record and update on every build. Top Producer: 2014, 2016, 2019 and 2020.
How a sale with me works
The number, in writing
You send the address, the rent roll and what you know about expenses and taxes. I underwrite it the way a buyer’s lender will and send back an opinion of value with the comps. If the number does not work for you, that is the end of it.
Quiet or on the open market
Some owners want the building marketed to every investor in the city; others do not want tenants or neighbors to know. Both work. A private sale goes to the buyers I already talk to; an MLS listing goes everywhere, with an offering memorandum built from your real numbers.
Contract to closing
Offers are compared on more than price: financing, inspection terms, timing and who the buyer is. Leases transfer with the building, so tenants stay put. I handle the attorney review, the lender’s appraisal and the surprises that come up between contract and keys.

Questions owners ask
Do I have to list with you to get the valuation?
No. The written opinion of value is free and carries no listing agreement. Owners use it to decide whether to sell, to refinance, or to settle a question between partners.
What do you need from me?
The address, the current rent roll, and whatever you have on expenses and property taxes. If you do not have a rent roll, tell me what each unit pays and when the leases end.
Can I sell without putting the building on the MLS?
Yes. With your written approval I can market a building privately to the investor buyers I work with and keep it off the public portals. Several of my recent sales closed that way.
What happens to my tenants?
Their leases transfer to the buyer and they stay in place. Showings are scheduled around them with proper notice, and the buyer takes over the security deposits at closing.
Do you buy buildings yourself?
I do, through Petir Capital, the holding company I co-own. That is separate from my brokerage work: when I represent you as a seller, I am not the buyer. If you would rather sell directly to an owner-operator, that page says what Petir looks for.
Own a building like this one?
Send the address and the rent roll and you get a written opinion of value — real underwriting, not a rule of thumb. Buying instead? Tell me the criteria and I’ll watch the market for it.
