Mitir PatelEssex Three-Twelve

Mitir Patel/Buy

Buy a Chicago apartment building.

Most of the two- to twelve-unit deals worth doing never sit on the open market long enough to find by browsing. Tell me what you are looking for and I set up the search on your behalf, send you what fits as it lists, and show you the off-market and pre-market buildings a public search never will. Every building you get serious about, I underwrite before you offer.

How buying with me works

Step 1

Criteria, not a portal

Unit count, neighborhoods, budget and whether you want turnkey or a building with work in it. I set up a saved MLS search under my name so matches come to you the day they list, and I add what I hear about before it lists.

Step 2

Underwriting before the offer

Rent roll against market, taxes against the reassessment, expenses against what the building will actually cost to run. You get my number and the lender’s likely number, so the offer is one you can close on.

Step 3

Contract to keys

Inspection, attorney review, appraisal, estoppels and the tenant hand-off. I have bought and renovated these buildings on my own account, so the problems are familiar and most are priced in before you sign.

Where I buy

The North and West Side neighborhoods I know block by block, because I own buildings in them. Each page shows every closing I have had there.

Questions buyers ask

Do you charge the buyer?

No. On an MLS listing the seller’s side pays the commission; on a private deal the terms are set in the contract and you see them before you sign.

How do I compete when there are several offers?

With a clean contract, proof of funds or a lender letter that matches the price, and an inspection period the seller believes. Price matters, but a seller picks the offer most likely to close.

Will you tell me not to buy something?

Yes, and I do it often. The underwriting is the same whether the answer is yes or no.

What about the buildings you buy yourself?

I buy through Petir Capital, the holding company I co-own. That is separate from brokerage: when I represent you as a buyer I am not bidding against you, and I tell you if a building is one Petir looked at.

Own a building like this one?

Send the address and the rent roll and you get a written opinion of value — real underwriting, not a rule of thumb. Buying instead? Tell me the criteria and I’ll watch the market for it.
