A six-flat in Lincoln Square, gut-rehabbed in 2025 on my own account to what the appraiser called condominium-quality finishes — new kitchens and baths in every unit, in-unit laundry, a reconfigured layout. Bought for $1,225,000; independently appraised at $2,700,000 the following spring. This is the most recent building I’ve done, and the clearest example of what I mean by an owner’s read of a building.
